One of our favorite parts about building custom homes in the Lowcountry is seeing the Carolina coast come to life in their design!   • Metal Roof - Being on the coast, having a home with a strong, durable roof that can endure humidity, rainfall, and wind is key. With that said, many of our home designs include a metal roof–a low-maintenance option that is also a signature feature of Lowcountry homes. 

  • Hardie Siding - We like to use siding options from James Hardie’s Artisan collection, as they are resistant to moisture and offer a modern touch to the home. 

 
 
 

Interior Features

  • Open Floor Plan - Another feature that has become more popular with newer home designs is an open floor plan with high ceilings. Spartina’s living room flows effortlessly into the kitchen and dining area. If you prefer to define each space, the layout makes it easy to create these zones with furniture. 

  • Spacious Front Entryway - The open entryway has plenty of room to welcome groups of guests inside. 

  • Floor-to-Ceiling Windows - Floor-to-ceiling windows in the dining and living room allow plenty of natural light to flow in, and because of the home’s open floor plan, this light can also extend to the neighboring kitchen.

  • Breakfast Nook - Next to the main kitchen and in front of a window, you’ll find a lovely breakfast nook area so you can catch those early morning rays!

  • Screened Porch - The back of the home features a screened porch, complete with fans and an outdoor fireplace. There is plenty of space for patio furniture so you can stay comfortable outside no matter what time of year it is! 

  • Second-Floor Patio - The home’s second-floor covered patio overlooks the front entryway, so in addition to the views you get from the back porch, you’ll be able to take in the sights of the Lowcountry from all angles! There is also ample room for outdoor furniture–think comfy lounge chairs–and a built-in fan to keep the space cool during the summer. Easily access the adjacent enclosed porch that features a built-in fireplace!

  • Outdoor Kitchen - Follow the patio’s walkway around to find the outdoor kitchen, which includes a grill/stovetop combo and built-in sink. 

  • Built-in Entertainment System - The interior and exterior fireplaces have a built-in entertainment system, so whether you’re hosting a backyard gathering during a beautiful summer afternoon or prefer to stay cozy indoors, you’ll always have access to entertainment. 

  • Connected Garage - The garage/carriage house combination connects to the main home so you can easily access either space. 

  • Linked Guest House - Some properties have a guest home built apart from the main home, but this can pose an inconvenience during times of severe weather. What makes the Spartina model unique is the linked guest house. While there is still some separation for privacy, the covered walkway makes it easy for guests and residents to move from one area to the other. The guest house also has its own patio!
